Our History
1976
Trigild founded as a property management business.
1980s – S&L Crisis
Trigild was asked to serve as a court-appointed receiver for defaulted hotels, quickly expanding the firm. In five years, the firm managed nearly 200 assets, including over 100 hotels, 50 multifamily projects, 15 commercial properties, and a barge terminal.
2004 – Fast Food, Gas & Convenience
Trigild managed and served as receiver for over 700 assets navigating financial stress in this sector.
2008 – Global Financial Crisis
Trigild’s team operated over 15 million square feet of commercial space, 40,000 hotel and multifamily units, and served as fiduciary receiver or bankruptcy trustee for hotels, apartment communities, retail centers, and unique businesses. This included a $1.6 billion TIC syndicator and a large food processing plant.
2019 – New Ownership – New Direction
Trigild entered a new chapter with a change in ownership. This transition brought renewed energy, a clear strategic direction, and a commitment to long-term growth. The new leadership focused on strengthening the company’s foundation while positioning for future opportunities.
2020 – Merger with IVL Group
The union brought together two organizations aligned by a shared vision for success. Through the merger, Trigild’s reach was extended to deliver consistent, high-quality solutions for assets across the country.
2025 – Partnership with Lincoln
Trigild’s collaboration with Lincoln strengthens national reach, operational capabilities, and strategic insight, enabling us to deliver next-level solutions and continue building a legacy of excellence in asset management and fiduciary services.
